How Long do you Have to Make a Claim?
The maximum amount of time you have to file a claim with your insurance company is 2 years from the date of the storm– and in some cases you have even less time.  If not filed within that period your insurance company is no longer responsible.  Sometimes it takes a few years for the granules of the shingle to slowly fall away from the damaged area and reveal the cracking that happened under the granules.  For this very reason it is important to have a trained eye inspect your roof at no cost to you.

Will your Insurance Premium go up because of your Claim?
According to MN state law your insurance premium can not be affected due to acts of nature.  Your claim can not increase your current premium.  The only way for an insurance company to raise its premium would be to increase everyone’s rate in a given area due to increased risk.

Q:  Do I really need a contractor to meet with my adjuster?

A: Insurance adjusters work for the insurance company  NOT YOU, and they may or may not be experienced.  During large hail storms, catastrophe adjusters come from all over the United States and may not be familiar with our building codes and regulations.  It is extremely important to have an experienced claims specialist there to make sure you are completely covered.

Q:  My contractor said I have damage, so why did my insurance company deny my roof?

A:  A large number of insurance claims are denied when homeowners do not have an experienced restoration contractor present to work with the adjuster.  You are always entitled to one re-inspection.  Your insurance company requires a contractor to do this.  Once your contractor has what is necessary to have a re-inspection, your insurance provider will assign a new adjuster.  This is why it is extremely important to have an Snap Construction claims specialist, who specializes in insurance restoration, meet with the adjuster.  You will typically only be allowed one re-inspection.

Q:  Can I hire a cheaper contractor and pocket some of the money from my claim?

A:  This is insurance fraud any way you look at it, and in some states insurance fraud is a felony.  Your insurance company will hold back money called depreciation, and if it is recoverable depreciation they will require a signed contract and final invoice for the exact amount of the insurance estimate.  This means that they will only pay for what the signed contract is and no more!  Also, your insurance company may list your mortgage company on all checks, and your mortgage company will only release money to a contractor, and again for the exact amount of the claim.  It is illegal for an insured homeowner to profit from an insurance claim!

Q:  Can I keep the money my insurance company has given me to make repairs?

A:  Your insurance company has written an estimate based on damages that you need to repair.  If you do not make the repairs, you will be committing insurance fraud because you filed a false claim.   While in some cases insurance allows the actual cash value (ACV) to be kept, your mortgage company may not if listed on the check.  Your mortgage company has a vested interest in you home and will probably require all repairs to be made which is why they are listed on insurance drafts?

Q: Why did my insurance company withhold depreciation from my check to repair my storm damage?

A: There are two reasons that the insurance companies hold some money back:
To make sure that you get the work done.   Past experience has shown them that if they give the customer all the money up front, many people end up spending it on something else.
To make sure that the homeowner pays the required deductible.  If given all the money up front, many people would try to find a contractor who would perform the job for the dollar amount in hand and not pay their required deductible.
By holding a portion back, they can adjust the amount of the final payout based on the roofing contractor’s invoice, assuring that the customer pays their deductible.

Q: The insurance company withheld depreciation, will I get that money back?

A:  Yes!  When the work is completed and the contractor signs  a certificate of completion, the insurance company will release the depreciation to the homeowner to complete payment to the contractor.

Q:  How can I avoid paying the deductible?

A:  Legally, you can’t.   If you are having trouble with paying your deductible, please let us know and we may be able to work out something for you that will make it easier to meet this requirement.  We have several programs available that will help you to pay your deductible.

Q:  Do I need to get my roof replaced right away?

A: The insidious nature of hail damage is that it may pose no immediate threat to the structural integrity of the roof. However, many insurance companies have a “statute of limitations” of how long a hail claim is viable.  If you have experienced a loss such as hail damage it is prudent to take care of the problem in a timely manner before it leads to other associated problems.

Q:  My roof if new, so can I assume it is covered under the manufacturers warranty?

A:  No, 95% of all manufacturers exclude hail and wind damage from their basic warranty.

Q:  How long will it take to replace my roof?

A:  Over 90% of our replacement roofs are completed in only one day and 99% within 48 hours.  This depends on the size of the job, the slope of the roof, the type of shingles installed, the weather, and the number of hours of daylight available due to the time of the year.
